Island Partners Club members have access to luxurious homes in 20 destinations, and new ones are opening every month. The residences average $2 million and combine the spacious elegance of a private home with the services, amenities and convenience of a luxury hotel or spa. Each residence is professionally designed and beautifully furnished, with luxury amenities ranging from private pools and hot tubs to plasma televisions.

First, members have access to a stunning collection of multi-million dollar vacation homes, in the world's finest destinations, with privileged access to amenities including golf, fitness facilities, spa services, fine dining, swimming pools and beach clubs.
Second, Island Partners Club does all the work so you don't have to. When you're thinking about where to go next, your own dedicated Member Services Manager answers your questions and reserves your homes. Before you arrive, our Residence Concierge handles grocery shopping and makes advanced reservations for transportation, restaurants, or golf tee times. Once you arrive, the Residence Concierge continues to fulfill your requests 24 hours a day, seven days a week - be it arranging for a private chef or planning an once-in-a-lifetime adventure for your kids. And so you can relax without the worry of household chores, the club provides housekeeping in every home in every destination, at no extra cost.

To access the portfolio of club properties and enjoy all of the services of Island Partners Club, members pay a onetime Membership Fee of $275,000 to join the club (80% of which is a refundable Membership Deposit) and Annual Dues which vary based upon a choice of five flexible usage plans. Annual Dues range from $10,000 to $50,000 based upon the member's individual travel needs. There are no additional nightly fees when members travel within their selected usage plan allowance of 14(Basic), 30(Silver), 45(Gold), 60(Platinum), or 90(VIP) days per year.

There are three simple steps to becoming an Island Partners Club member. First, you request a membership portfolio and membership summary. Second, if you determine that Island Partners Club may be a fit for you and your family, you may request a membership application and a sample membership agreement, which details the rules and policies of the club. Third, if you decide to apply for membership, the club will process your application and may check your background and references. During this period, you will have access to club member testimonials, and may contact our members as part of your evaluation process. Due to the high demand for membership in the club, once your application is accepted, you may be placed on a waitlist.

Typically, the waiting period lasts three to four weeks. The waitlist is designed to allow the club to maintain its low member-to-residence ratio, which helps provide all active members with ample access to club residences. Once you are released from the waitlist, you become an active member and you are able to start booking reservations.

Anyone can enjoy the privileges of your membership by staying in club residences, as long as they are accompanied by you or your spouse or designated partner. During any year a member selects the Platinum Usage Plan, one week of unaccompanied usage can be allocated to the nuclear family at no extra cost.

The club uses Membership Deposits to fund real estate activity. Membership Deposits are held as investments in cash, marketable securities, or other liquid investments, or used to fund any and all aspects of the acquisition, investment, financing, mortgage financing, development, improvement, furnishing, and maintenance of real estate, and any fees or costs associated with these activities.

If you choose to resign your membership, we will refund the entire Membership Deposit (80% of the Membership Fee) to you. Similar to a country club, Island Partners Club has a three-in, one-out membership resignation policy. Each resigned membership is placed on a refund list and when your resigned membership is first on this list, you will receive your full refundable Membership Deposit after three new members join. Because the club is currently adding new members on a frequent basis, your Membership Deposit refund may be processed only a few days from the time you submit your written resignation.

The club categorizes its residences into two groups: beach and metro.
Beach residences have a minimum of three bedrooms, but more often are four bedrooms, and are typically 3,000 square feet or larger of air conditioned space.
Metro island destinations have a minimum of two bedrooms and are typically 1,500 square feet or larger.

The club buys homes that are in the best location in each destination - steps to the beach or slopes, on the golf course, or in the heart of the city. Since the club buys homes in large volume, it often has special access to the most exciting new developments in the world, and frequently has the ability to select the most ideal residence locations within these developments.

On the Island Partners Club Website, you can review residence floor plans, so you know exactly how large the residences are, and how they are configured. You may also view actual images of club homes in the residence portfolio online, so you can really see the quality and spaciousness of the club homes for yourself.

Club residences are outfitted with state-of-the-art audio/visual technology. Homes typically feature large plasma screen televisions, universal remotes, DVD libraries and advanced sound systems that often include a home theater. Most homes are standardized on a universal remote, so using all of this exciting technology is a breeze. In most destinations, homes are also outfitted with high speed Internet access and wireless networks for the use of club members.

Island Partners Club members may select one of five flexible usage plans to best meet their individual travel needs and vacation lifestyle. Usage plan choices include VIP (90 days), Platinum (60 days), Gold (45 days), Silver (30 days), or Basic (14 days). Additionally, you may use residences in excess of your usage plan at a flat, discounted rate per night. Because your travel patterns may change over time, Island Partners Club members may change their plan preference on a yearly basis.

The club was designed to meet the needs of people like you. Island Partners Club realizes that some vacations need to be scheduled months ahead - that's why every member may make Advanced Reservations. And, because the ability to make last minute plans is also important, the club manages its portfolio of residences to provide plenty of availability for more spontaneous getaways.
With Advanced Reservations, members must make their reservation at least 90 days in advance of arrival (except for designated holiday periods, which are subject to separate reservation policies).
With Space Available Reservations, members can reserve club residences on a first-come, first-served basis for travel to be completed within 90 days.

At the heart of the Island Partners Club business model is a proprietary capacity usage model, and low member-to-residence ratio. Combined with member-focused reservation tools and policies, Island Partners Club focuses on maintaining ample property availability for every member.
In addition, the club maintains an availability policy to assure members that club properties or comparable accommodations will be available on an Advanced Reservation basis. If there are no club properties available to fulfill an Advanced Reservation in a requested club location in a qualifying club region, the club will take the following actions at no extra cost to the members: first, the club will provide a club property, if available, located in the applicable club region. If no club property is available in the applicable club region, the club will use commercially reasonable efforts to provide a comparable property in the club location. However, if no comparable property is available in the club location, the club will provide a comparable property in the club region.
(Club regions are logical groupings of our most popular destinations within geographical proximity (e.g., Hawaii, Mexico and Central America, Central Mountains, and Caribbean)).
Typically, club residences are unused more than one-third of the time - but instead of renting them out to the public, we generally keep them available to ensure that members can decide today to escape tomorrow. In fact, over 70% of all reservations to date have been made on a Space Available basis, confirming ample residence access for our members. With Island Partners Club you have the best of both worlds: use when you want to plan in advance and plenty of openings when you want to book at the last minute.

Yes. VIP, Platinum and Gold Members may book one holiday week per year at least 180 days prior to the date of arrival and additional holiday weeks within 180 days. Silver and basic members can book holiday weeks within 180 days, but they can't make priority holiday reservations.

Island Partners Club has taken the headaches out of travel planning. There are two simple ways to make reservations. First, via the club's Guestbook, a state-of-the-art, members only Web site that provides members with the luxury of researching availability and reserving accommodations online, 24 hours a day, 365 days a year. Island Partners' Guestbook provides all the information you'll need to select the perfect home for your next vacation (floor plans, photo galleries, availability, and more). Alternatively, members can contact their dedicated Member Services Manager to assist with travel planning. Because Member Services Managers gather and record your preferences, they will anticipate your needs, and more importantly, will exceed your expectations.

Members are always provided with pre-arrival travel and itinerary planning, pre-arrival grocery shopping, housekeeping, daily concierge services (available 24 hours a day, seven days a week), activities booking and, in many locations, access to the club's Adventurers Club for their children.

Yes, to maximize the club's operating efficiency, Island Partners Club takes advantage of debt financing on certain real estate activities. The club strives to maintain a debt ratio on all club assets (including real estate development activities) of no greater than 50% of the appraised value or cost basis of all such assets.

Island Partners Club takes a conservative approach to its business model. The value of our real estate equity, plus cash on hand, is designed to be greater than the aggregate amount of the refundable Membership Deposits we hold, so that the club is not dependent upon future membership sales or property appreciation to refund Membership Deposits if necessary.
